BEYOND unveils Dh4 billion The Yards masterplan in Dubai’s City of Arabia
Meanwhile, first residential cluster introduces 272 nature-focused residences
DUBAI – BEYOND Developments has unveiled The Yards, a master-planned destination in Dubai’s City of Arabia, while simultaneously launching Arancia, the project’s first residential cluster.
Announced on Monday, the developer’s first inland masterplan marks a significant milestone in its expansion across the UAE.
Located in one of Dubai’s most strategically positioned and rapidly evolving urban districts, The Yards reflects BEYOND’s confidence in the long-term potential of one of the emirate’s most promising future growth corridors.
The Yards masterplan
The Yards represents a Dh4 billion investment and spans 2.3 million square feet of gross floor area. The development will accommodate 1,560 residential units, offering a mix of one-, two- and three-bedroom apartments.
Inspired by Mediterranean design principles, the masterplan is centred around a one-kilometre green spine, with 70 percent of the total site dedicated to landscaped open spaces. The community is positioned along a key urban corridor that connects major employment centres, entertainment destinations and transport links across Dubai.

He noted that the project also demonstrates BEYOND’s expansion across different emirates and property segments, while continuing its focus on nature-led and design-driven living environments.

Strategic location
The launch comes amid continued confidence in Dubai’s long-term growth trajectory, underpinned by demographic growth, infrastructure development and the city’s ability to attract international capital.
The Yards benefits from a highly connected location, including access to nearby metro infrastructure planned as part of Dubai’s wider public transport network expansion. The development is situated in an area expected to experience sustained demand and long-term capital appreciation as connectivity improvements continue to advance.
The site also offers direct access to Dubai International Airport within 25 minutes and Al Maktoum International Airport within 38 minutes, enhancing its strategic appeal as both aviation hubs continue their expansion.
Arancia launch
Alongside the masterplan unveiling, BEYOND introduced Arancia Yards, the first residential cluster within The Yards.
The development will feature 272 residences distributed across three low-rise buildings, offering one-, two- and three-bedroom homes. At the heart of the community is a landscaped sunken garden spanning 4,200 square metres, designed to serve as the project’s primary social and recreational focal point.
Residents will also have access to 3,000 square metres of rooftop terraces and more than 2,000 square metres of integrated retail, dining and food-and-beverage space at ground level.
The low-rise, landscape-first design reflects BEYOND’s focus on creating human-scale communities that prioritise nature, wellbeing and everyday liveability. The concept is intended to address what the developer sees as a gap in Dubai’s inland premium residential market.
